Rent Charge Consultation 2025/2026

Cadder Housing Association is required by law to consult with tenants every year at this time
on the proposed rent increase. All of our tenants will have received a letter regarding the
proposed rent increase, and we would encourage participation in the survey. Due to the
continuing cost of living crisis, we know that tenants want the rent increase to be as low as
possible and so our Board is seeking your views on a proposed rent increase of 3.2% from 1
April 2025.

Have Your Say

We would encourage you to take part in the consultation by completing the online survey or
filling out the form that has been included with this letter. Even if your rent is fully paid by
Universal Credit or Housing Benefit, it is important for us to hear your views.
Once the survey results have been collated a report will go to our Board meeting at the end
of January 2025 to allow them to take your views into account when they make their final
decision on the rent increase. The survey findings will also be fed back to tenants.
The closing date for taking part in the survey is 10th January 2025, and all who take part will
be entered into a draw with the chance to win a £50 Asda voucher.

Why does my rent need to increase?

The Association must set our budget for 2025/26 to ensure that we remain financially viable
in the long term and continue to provide the best standard of service we can for all of our
residents. As costs rise every year, it is important that we ensure that we have enough
money to cover the cost of delivering our services to you and throughout your community.
To ensure that we can maintain our services to you, we are consulting on a 3.2% increase,
with effect from 1st April 2025.
How do we spend your rent?
Your rent money is the income we use to run the Association. It pays for:
• Investment in your home and estate
• Day to day repairs
• Cyclical (repeating) repairs such as gas checks and gutter cleaning
• Close cleaning, backcourt maintenance and landscaping
• Office and equipment
• Staff salaries and pensions
• Loans we have on your properties
• Insurance Costs

What should I do if I have difficulty paying my rent?

It is important that you pay your rent in full and on time to avoid getting into rent arrears. We
understand that times are difficult right now and we are here to support you. Please contact
us as soon as possible if you are having difficulty with your rent payments as we can support
you with budgeting, managing debts or claiming benefits via our Money Advice Service.
